Who you are booking with

What we offer

Short-term accommodation in a privately owned, furnished apartment in the Belgrade Waterfront complex, let by the night, with linen, utilities and Wi-Fi included. Occupancy is limited to the number of guests stated on the booking.

Prices, currency and taxes

Prices include the taxes that apply to accommodation services in Serbia. Prices are quoted in euro; the amount is settled in Serbian dinars at the National Bank of Serbia middle rate, as set out on the payment page.

The city tourist tax is shown as its own line and is charged per guest per night, as the City of Belgrade requires.

How a booking is made

Choose your dates, enter your details, and accept these terms and the house policies before you confirm. The booking exists once we send you a confirmation email with your booking code — that email is the contract between us.

Your dates come off sale the moment the booking is confirmed.

Payment

The whole amount is payable in person on arrival, when we meet you and hand over the keys. Nothing is taken at booking and nothing is due before you travel; we ask for no card details and store none.

A stay that remains unpaid at arrival cannot be honoured.

Changes, cancellation and refunds

Cancellation is free until 5 days before check-in: cancel by then and every payment is returned in full. Cancel later — and a no-show counts as a late cancellation — and the deposit, the price of the first night of your stay, is kept; anything paid above it is returned.

Refunds go back the way the money came. As nothing is taken before arrival there is normally nothing to return; anything already handed over in person is handed back the same way, as soon as a cancellation is confirmed.

To change dates, write to us — we will do what the calendar allows, and a change is never charged as a cancellation if we can accommodate it.

Check-in and check-out times, together with the house rules that apply during your stay, are published on the house policies page and form part of these terms.

Right of withdrawal

Consumer law gives a fourteen-day right of withdrawal for many distance contracts, but it does not apply to accommodation booked for a specific date — an exception written into the law itself. What protects you instead is the cancellation policy above, which is stated before you pay and is binding on us.

Complaints

If something is wrong, write to hadzi.jankovic@gmail.com. We answer the same day and give a written decision within eight days, as consumer law requires. If we cannot agree, a consumer may bring the matter before the competent body for out-of-court settlement.

Liability and applicable law

We are responsible for providing the apartment as described. We are not responsible for events outside our control, and guests are responsible for damage they cause. These terms are governed by the law of the Republic of Serbia, and the courts of Belgrade have jurisdiction over disputes not resolved otherwise.
